Inherited half-built after developer insolvency. Site faced extensive legacy issues including incomplete planning conditions, fragmented approvals, missing warranties, and significant quality assurance gaps creating substantial commercial risks for the forward-funder.
We consolidated fragmented information through our Notion-based document control system, systematically closing planning conditions and warranty documentation. Successfully ran competitive tender securing ambitious fixed-price JCT Design & Build contract, revitalising stakeholder confidence despite initial deal fatigue.
Site now fully mobilised and compliant, ready for Q2 2025 construction restart. Document control transformed stakeholder visibility, risks systematically addressed, and forward funder reassured of robust positioning for successful delivery under fixed-price certainty.
